choice for licensed and insured basement waterproofing services in Mississauga, Canada.

A crack in your basement wall is not cosmetic. It is your foundation under stress. Left unaddressed, moisture exploits every opening, widens the crack through repeated freeze-thaw cycles and creates conditions for spalling, mould and structural failure.

DrainCom has completed over 10,000 basement crack repairs across the region in 20 years of operation. We identify the root cause, apply the correct repair method and back every job with a 25-year transferable warranty. We assess every crack in person. No quotes by phone. Basement Crack Repair Services We Cover

Basement Wall Crack Repair

We repair hairline shrinkage cracks, settlement cracks, actively leaking wall cracks and structural cracks in poured concrete, block and stone foundations. Every crack is assessed for orientation, depth, width and moisture activity before a repair method is selected.

Epoxy injection fills dry, stable cracks at full depth and cures stronger than the surrounding concrete. Polyurethane foam injection is used for wet or active cracks. It expands on contact with moisture and cuts off the water path from within. Repair method selection is based on crack condition, not preference.

Basement Concrete Crack Repair

Horizontal cracks in concrete walls indicate lateral soil pressure and carry the highest structural risk. Vertical and diagonal cracks from shrinkage or settlement are repaired with injection. Stair-step cracking along block mortar joints is addressed with repointing and hydraulic cement sealing.

Basement floor crack repair follows a different process. Hairline floor cracks caused by concrete shrinkage are surface-sealed. Wide floor cracks with active seepage are driven by hydrostatic pressure beneath the slab. Patching the surface alone will not hold. We address the drainage source first, then complete the concrete basement floor crack repair so the fix is permanent.

Basement Crack Leak Repair

Active water through a foundation crack is a priority repair. Water carrying dissolved minerals accelerates concrete deterioration and creates conditions for mould behind finished walls and under flooring. We stop the leak, complete full-depth crack sealing and apply waterproofing treatment to prevent recurrence.

Basement Waterproofing Crack Repair

Homes with multiple cracks, widespread moisture or recurring leaks after previous repairs need more than individual injections. A complete interior waterproofing system, including a perimeter drainage network, Delta MS membrane and sump pump, is the permanent basement crack fix for properties where crack-by-crack repair has not held up over time.

Basement Crack Types: Cause, Risk and Repair Method

Type Cause Risk Level Repair Method
Vertical Concrete shrinkage or settlement Medium Epoxy or polyurethane injection
Horizontal Lateral soil pressure on the wall High: structural Exterior repair, possible underpinning
Diagonal Differential settlement, corner stress Medium to high Injection plus structural assessment
Stair-step (block) Mortar joint failure, soil movement Medium Repointing and hydraulic cement
Floor: hairline Concrete shrinkage during cure Low unless wet Polyurethane or epoxy surface seal
Floor: seepage Hydrostatic pressure below the slab High Interior drainage and sump pump

Note: Horizontal cracks in a basement wall always carry structural risk. Lateral soil pressure does not self-correct. Call us the same day you notice one.

Basement Crack Repair Cost

Basement crack repair cost is determined by crack type, length, depth and whether water is active. A single-wall crack injection is significantly less expensive than exterior excavation and membrane work. An accurate price requires an in-person assessment.

Repair Type Price Range (CAD) Notes
Wall crack injection (single crack, interior) $500 to $1,500 Epoxy or polyurethane, based on condition
Foundation crack repair (up to 4 ft wide, 5 ft deep) From $1,800 Interior injection with waterproofing treatment
Foundation crack repair (up to 5 ft wide, 9 ft deep) Up to $3,700 Larger scope, deeper access required
Basement floor crack repair $300 to $1,200+ Surface seal or drainage system based on the cause
Exterior crack repair with excavation $1,800 to $3,700+ Full wall exposure for structural cracks
Interior waterproofing for recurring crack leaks $100 to $240 per linear ft Permanent drainage system with membrane

All prices above are approximate. We provide a detailed written quote after your free on-site inspection. The price you receive is the price you pay – no change orders once work begins.

City Rebate Alert: Sump pump and backwater valve installations qualify for basement flood prevention rebates. Some area homeowners can receive up to $7,500 through Peel Region programs. A few homeowners qualify for up to $3,400. We manage all documentation and submissions on your behalf.

What Causes Basement Cracks?

Basement wall and floor cracking is among the most common structural concerns for homeowners. Contributing factors include:

  •       Concrete shrinkage during curing: hairline vertical cracks are common in homes built between the 1960s and 1990s
  •       Foundation settlement: diagonal cracks at window openings and building corners caused by soil compaction under the footing
  •       Freeze-thaw cycling: Ontario winters expand ground moisture against foundation walls repeatedly, widening existing cracks each season
  •       Lateral soil pressure: horizontal cracking from clay-heavy backfill pressing inward on deep basement walls
  •       Hydrostatic pressure: groundwater beneath the slab forces floor cracks open, particularly in low-lying properties near waterways
  •       Tree root intrusion: root systems create direct physical pressure on both poured concrete and block foundations over time
  •       Tie rod holes: cone-shaped voids from form ties in poured concrete, a frequent source of pinhole leaks in older basement walls

Cause identification is the most important step before repair. We diagnose before we recommend.

Signs You Need a Basement Crack Repair Service

  •       Visible cracks in poured concrete or block walls, hairline or wide
  •       Stair-step cracking along mortar joints in a block or brick foundation
  •       Efflorescence: white chalky mineral deposits along a crack line, indicating regular water movement
  •       Active seeping, dripping or wet staining on walls during or after rain
  •       Damp floor near the wall base or along the floor-wall joint
  •       A horizontal crack at any height in a foundation wall
  •       Any previously repaired crack that has reopened or resumed leaking
Vertical crack with water seepage and moisture staining on concrete basement foundation wall GTA

Catching a crack before water breaches it keeps the repair cost low. A hairline crack addressed early costs a fraction of the remediation required after a full season of moisture infiltration.

How We Fix Basement Cracks

Free inspection

In-person assessment of crack type, orientation, depth and moisture activity. No phone or photo quotes.

Root cause diagnosis

We confirm what caused the crack before selecting a repair method. Treating the symptom without understanding the cause produces temporary results.

Preparation

Crack cleaned of debris and previous sealant. Loose concrete removed. Injection ports are installed at measured intervals along the crack length.

Injection

Epoxy or polyurethane resin injected under controlled low pressure from the lowest port upward. Each port is confirmed filled before proceeding to the next.

Waterproofing treatment where required

Crystalline waterproofing coating or interior drainage system for walls with active leaks or widespread moisture penetration.

Written warranty

Documented in writing before work begins. Most basement crack repairs carry a 25-year transferable warranty.

Frequently Asked Questions

A single interior wall crack injection runs $500 to $1,500, depending on crack length, depth and method. Foundation crack repair costs $1,800 to $3,700 based on the scope and depth of access required. Basement floor crack repair ranges from $300 to $1,200 for surface sealing, up to a full drainage system installation when hydrostatic pressure is the cause. Written quote provided after a free inspection.

Epoxy bonds structural cracks permanently. It cures stronger than the concrete around it and is correct for dry, stable cracks. Polyurethane foam expands on contact with moisture and stays flexible after curing. It is the right choice for wet or active cracks. We select the method based on the specific crack condition, not a blanket standard.

Check the service area table above for your city and postal code. We cover communities across Ontario. Call 905-238-6800 or 416-989-5757 or visit draincom.ca. Free inspections are available with same-week scheduling.

Consumer kits work on small, dry, stable hairline cracks as a short-term measure. They cannot seal active leaks or fill a crack through the full thickness of a foundation wall. The injection pressure in consumer kits is too low. A professional repair done correctly once costs less than two failed DIY attempts followed by a professional job.

It is the most serious crack type. It indicates lateral soil pressure actively working against the wall. Left alone, horizontal cracks widen, the wall begins to bow, and structural failure becomes a real risk. Call us the same day you notice one.

A single wall crack injection takes two to four hours. Multiple cracks on the same visit take a half day. Exterior repairs with excavation take one to two days. The timeline is confirmed during the free inspection.

Most repairs carry a 25-year transferable warranty. It is documented in writing before work begins and transferred to the new owner when the property is sold.
