When a crack signals movement, not just water. A foundation crack is a fracture in a poured-concrete or block foundation wall that lets water, soil gas, and pests into the basement and sometimes signals structural movement. Not every crack is serious, but every crack is a potential leak.
They form a few ways: concrete shrinks as it cures (hairline cracks), homes settle on the soil (vertical cracks), and the soil itself moves. GTA clay swells when wet, shrinks when dry, and pushes on your walls year-round. Add frost and freeze-thaw, and a hairline crack becomes a leak.

Weeping every time it rains? That’s water reaching the wall under pressure. Seal the surface without fixing the source and you get a prettier version of the same leak.
The decision between a straightforward crack injection and a structural repair depends on the crack type, its width and direction, and whether the wall is moving. Here is how we assess it.
The crack is vertical or diagonal, the wall is sound with no displacement, and the issue is water entry. Polyurethane for an active leak, epoxy for a dry crack where you want the wall bonded.
The crack is horizontal, there is displacement between the two faces, the wall is bowing or leaning, or stair-step cracks run through a block foundation. These need assessment before sealing, and often an engineer's specification.
interior injection cannot reliably stop a below-grade leak, the exterior membrane has failed, or interior access is blocked by a finished wall.
We make this determination during the free inspection. We do not recommend a structural repair when an injection will solve it, and we do not inject a crack that needs structural work.

When the ground around your house gets soaked, it presses water against your foundation wall. That push is called hydrostatic pressure, and it forces water through even a thin crack. The fix is polyurethane injection , a flexible filler pumped right into the crack to seal it top to bottom. If the real problem is poor drainage, we also add a weeping tile (an underground drain pipe) or exterior waterproofing to move the water away.
Both are fillers pumped into the crack, but they do different jobs. Polyurethane is flexible, like a rubbery seal . it’s for cracks that are actively leaking, and it bends with the wall through winter freeze-thaw without breaking. Epoxy is rigid, like a strong glue ; it’s for dry cracks where the wall needs to be bonded back together for strength. Using the wrong one is a common reason a cheap repair fails.
Yes. Both polyurethane and epoxy injection are done from inside your basement, with no digging in your yard. Because there’s no excavation (digging down outside to reach the wall), interior injection is faster and cheaper. It’s the right choice for most straight, up-and-down cracks in poured-concrete walls.
A quick rule of thumb: cracks that run up-and-down (vertical) or on a slant (diagonal) are usually just settling and can be sealed with injection. Cracks that run side-to-side (horizontal), cracks where one side sticks out past the other, a wall that’s bowing inward, or stair-shaped cracks in a block wall can mean the wall is under stress . those are structural and need to be checked before sealing. A hairline crack (a thin, hair-width crack) from the concrete drying out is usually harmless. But if it lets in any water during heavy rain, it’s worth sealing. And if you notice it getting wider over time, it’s no longer just cosmetic . have it inspected.
