Serge knows his stuff, he is very good. He and his team installed sump pump and backflow valves and everything went smooth. The inspector said he had failed a few installs from other contractors on my street and I was the first to pass and that it was done very well. Serge and his team will be my go to guys from now on

Serge and his team installed a sump pump, backwater valve, replaced all our cheap builder grade water shut off valves AND fixed a leaking crack in our foundation. After observing these amazing professionals work over the course of multiple days, I can say that I would not hesitate to hire them again. They showed up exactly when they said they would, communicated everything clearly to us and responded quickly to any questions we had. Tantamount to all this, their work was exceptional!

Flooded on September 2? Fix These First

  1. Find how the water got in. Floor drain, cove joint, crack or window well. Each needs a different fix.
  2. Stop sewer backups. If water came up the floor drain, install a backwater valve.
  3. Check your sump pump. If it failed or ran nonstop, upgrade it and add battery backup.
  4. Dry the space properly. Wet drywall and carpet breed mould within days.

We can do all four in one visit plan.

Basement Waterproofing Vaughan: Problems We Fix

Sewer Backups Through the Floor Drain

When the sanitary sewer overloads, water flows back up your lateral. We camera the line, then install a backwater valve with a City permit. Vaughan's subsidy covers part of the cost.

Tie Rod and Crack Leaks in Newer Homes

Much of Vaughan was built in the last 30 years. Backfill settles, poured walls crack, and tie rod patches give out. We inject from inside, usually in one visit.

Water at the Floor-Wall Joint

Clay soil holds rainwater against the foundation. We relieve the pressure with interior weeping tile and a sump pit, or exterior drainage at the footing.

Overwhelmed Sump Pits

A 133 mm storm will find a weak pump. We replace undersized or worn pumps, add battery backup for outages, and install high-water alarms.

Window Wells That Overflow

We dig out flooded wells and install drains tied into the weeping tile, then backfill with clear stone.

Deep Basements in New Estate Homes

Kleinburg and other newer estate homes often have deep basements and walkouts. Deep walls face more groundwater pressure. We design drainage for the depth, not just the leak.

Vaughan's Backwater Valve Subsidy

The City of Vaughan pays 50% of the cost of a sanitary backwater valve, up to $750. Labour, materials, permit and tax all count. You need a licensed installer, a building permit and an inspection, and you must apply within one year of the work. We handle the permit and inspection and give you the itemized invoice.

Interior vs Exterior Basement Waterproofing in Vaughan

The right choice depends on where water gets in, how deep your basement is and how much room there is to dig. We’ll show you which one fits after a free inspection.

Interior Basement Waterproofing Vaughan

Interior waterproofing, also called internal basement waterproofing, stops water from inside the house. We open a channel around the floor’s edge, lay new weeping tile in clear stone, fix a DELTA-MS membrane to the walls and drain it all to a sump pit. It works for finished basements in Maple and Vellore and deep basements in Kleinburg. Expect $100 to $240 per linear foot.

Exterior Basement Waterproofing Vaughan

Exterior waterproofing keeps water off the wall in the first place. We excavate to the footing, clean and repair the wall, apply a waterproof membrane, lay new weeping tile and restore your yard. It’s the best fix for Thornhill and Concord homes with older walls and failing weeping tile. Expect $150 to $400 per linear foot.

Why Vaughan Basements Leak

Record rain

Vaughan’s 133 mm on September 2, 2026 brought widespread flooding across the city.

Clay and freeze-thaw

Clay till holds water, and Ontario winters crack walls as moisture freezes and expands.

Two river systems

The Humber and Don watersheds run through Vaughan, and homes near their valleys carry higher groundwater. The TRCA manages both.

Fast growth

Vaughan grew to 323,103 people by 2021. Newer subdivisions settle for years after they’re built.
