Very positive experience with Vlad and Vassil on a big job replacing the 100+ year old cast iron stack and clay drain pipe in our Victorian house in downtown Toronto, as well as our old (lead) water supply. They arranged the permit and installed a backflow valve, dug out all the old kit and installed new piping, new drains and roughed in a bathroom in 3 days. It was fast, high quality work, and priced competitively, and they left everything clean and tidy afterwards despite the (highly) messy nature of the work. Bravo!
We had a drain clogged in our basement, and reached out DrainCom to come in and provide an assessment and quote for the work. We had great experience with DrainCom from the initial call to the finished product. They arrived quickly to identify the issue (roots blocking our pipe) and provide an outline of the work to be done (digging down to replace the pipe, replace with new pipe for main drain, reconnect shower pipe and reinstall toilet flinch). Through camera, I was able to understand extract area that needs to be fixed. Communication was very clear and excellent. Work was completed very professionally and workers were very efficient and they finished the work by noon. We would definitely recommend DrainCom to anyone with plumbing needs!
This company has got to be one of the most ethical out there. Talin is an angel. I was not able to have my plumbing problem fixed by them because I am out of the service range. Amazingly, here is what they did. They sacrificed their time and at no charge to me, asked around and through a network, they were able to connect me with an equally honest company who is coming within days to fix my stinky problem. I am eternally grateful.
Had an emergency clogged drain, Will the DrainCom plumber was there the same morning! Problem solved :)...with no up-selling.
I would give six stars if I could :) They helped me with a leak in my basement for a reasonable cost. Polite and professional staff.

See All 100 ReviewsTight side yards don't rule out exterior waterproofing. We hand dig, shore the trench, and protect your neighbour's foundation and fence while we membrane your wall and lay new weeping tile. When the gap is too narrow to dig safely, interior drainage keeps the basement just as dry from inside.
Your neighbour may not be ready to waterproof. That's fine. We waterproof the walls you own from outside and handle the shared wall from inside with a drainage membrane and interior weeping tile. Your side stays dry no matter what happens next door.
Many East York rebuilds have a garage below grade. When the trench drain at the bottom clogs, water runs straight into the house. We clear or replace the trench drain, check the line it feeds, and tie it into a sump with a check valve and alarm.
Clay and cast iron laterals from the 1940s and 50s crack, sag and fill with roots. In a heavy storm, sewage has nowhere to go but up. We camera the line, clear it with hydro jetting, repair it trenchless when we can, and install a backwater valve.
Older bungalows often have block walls with a thin parge coat outside. Once the parging cracks, water soaks into the blocks and shows up as damp patches and white powder inside. We re-seal the wall with a proper membrane, not another coat of parging.
Homes along the valley edges in Todmorden, Thorncliffe and parts of Leaside sit on sloped ground where water runs toward the house. We combine grading fixes with exterior drainage or an interior system, depending on the lot.
As a waterproofing company in East York that’s comfortable on tight lots, we offer interior basement waterproofing, exterior basement waterproofing, crack repair and sewer protection. Searching for basement waterproofing near me in Leaside, Pape Village or Thorncliffe? We come to you.
The right choice depends on where water gets in, how deep your basement is and how much room there is to dig. We’ll show you which one fits after a free inspection.
Interior waterproofing, also called internal basement waterproofing, stops water from inside the house. We open a channel around the floor’s edge, lay new weeping tile in clear stone, fix a DELTA-MS membrane to the walls and drain it all to a sump pit. It’s the answer for shared walls on semis and side yards too narrow to dig. Expect $100 to $240 per linear foot.
Exterior waterproofing keeps water off the wall in the first place. We excavate to the footing, clean and repair the wall, apply a waterproof membrane, lay new weeping tile and restore your yard. Where there’s room, it’s the best fix for bungalows with cracked parging and soaked block walls. Expect $150 to $400 per linear foot.

The July 8, 2013 storm brought 607 basement flooding complaints from the City’s South district, which includes East York. On September 2, 2026, flooding closed the southbound Don Valley Parkway from Bayview to the Don Roadway.
Many homes were built from the 1920s to the 1950s, including veterans’ bungalows, on block or early poured foundations with clay weeping tile.
Clay holds water against the walls. Lots near the Don Valley also take runoff from higher ground.
East York includes City flood study areas 1 (O’Connor and St. Clair) and 46 (Broadview and O’Connor). Street upgrades help, but your private lateral and floor drain are still yours to protect.
What every job includes:
Over 20 years we’ve waterproofed more than 300,000 linear feet of foundation walls and installed about 700,000 feet of membrane and weeping tile. Hours: Monday to Friday 8 a.m. to 9 p.m., Saturday and Sunday 9 a.m. to 2 p.m., with emergency response by phone for active flooding and sewer backups.
Yes. We waterproof the walls you own from outside and protect the shared wall from inside, so your basement stays dry on its own.
Often, yes. We hand dig and shore the trench. If it isn’t safe, interior waterproofing gives the same dry result.
A backwater valve needs a City permit, which we pull. For digs along a shared fence or property line, we talk to your neighbour before we start.
Yes. We work year-round. Interior systems aren’t affected by weather, and we dig outside as long as the ground isn’t frozen solid.
That depends on your policy. A backwater valve and our repair records help with a claim, and many insurers ask whether you have one.
Age alone doesn’t tell you. A camera scope does. Many 60-year-old clay lines still work; others are full of roots. We’ll show you the video.
Interior waterproofing runs $100 to $240 per linear foot and exterior $150 to $400. Your free inspection gives you the exact price.
Yes. Our 25-year warranty goes to the next owner.
Usually, yes. Many older homes in East York have little or no working weeping tile, and some still drain into the sanitary sewer. Fixing that protects the house, your belongings and your resale value.
