I live in the Scarborough area and we demolished and rebuilt our home. We are surrounded with plenty of water and we had major issues with our subpump. I called Drain Com who did an amazing job! Better than than the builder who did not care about our home. Drain Com has excellent customer service, fair price, you can text them anytime you want and they come, friendly, professional, experienced, gives the best solution, they are not WAM BAM thank you mam and you never see them again, they answer the phone, they are only a text away. I would recommend them to anyone. I also used them for some plumbing work and it doesn't get better than Drain Com. We are considering building another home and when things are finalized we plan on using Drain Com from beginning to end because you need competant trades people to do the job right the first time and not some yahoo that doesn't know what they are doing. Our home is our investment! By the way their work is warrentied. Lastly, the builder during the construction destroyed my nieghbours membrane and it was Drain Com who came out and fixed my nieghbours membrane which now looks better than ours. I WILL and FOREVER RECOMMEND DRAIN COM TO ANY ONE! HANDS DOWN. THEY ARE 100 OUT OF 100. Thank you for reading my review but it just had to be said. Alex Phill - Scarborough.
We were SO happy with the service. We had a water seepage in our basement. When we called the company, Maria answered and was very pleasant and efficient. Then spoke with Serge about our water issue. At that point we booked our appointment with him. He arrived on time, was very pleasant and asked all the right questions, even considered areas that my husband and I never considered. He then checked all areas of the house, both inside and out. After careful thought and analysis, he figured out that the basement seepage came from our dish washer pipe. Within minutes he fixed all the piping upstairs and downstairs. He was professional, courteous ,honest, thorough and efficient. It is hard to get an honest and dependable company these days. What a find! We would highly recommend DrainCom. Debbie and Larry
I had a major double kitchen sink drain issue over this Christmas break and no matter what I tried, nothing worked. DrainCom was recommended to me by one of my friends. So I called and despite the holiday break, the owner of the company sent one of his assistants to my house right away. Vasiliy was very professional and was able to resolve the issue with the highest quality. He also shared a few tips on how to maintain the drain from clogging in the future, which I will certainly follow. Thank you, Vasiliy! I highly recommend the DrainCom team to anyone. Great job, team!
Talin was quite professional and responsive even through a busy schedule. Serge was prompt and professional on site. Boys did a nice clean and thorough job. Thanks to Talin scheduling and invoicing was easy. Highly recomended . .
Service person was very knowledgeable and considerate. He took time to explain things and answered all our questions.

See All 100 ReviewsThis seam is called the cove joint, and it's the leak we see most in Etobicoke. Clay soil holds rainwater against your foundation until the pressure pushes it through. We relieve that pressure with interior weeping tile and a sump pit, or we dig outside and lay new weeping tile at the footing. The water gets a way out that doesn't run across your floor.
Poured walls crack as a house settles. Block walls in older Rexdale and Mimico homes split along the mortar joints. We seal cracks with injection from inside or a membrane from outside, based on the wall and the leak. A small crack gets a small repair. We won't sell you a full dig when an injection will do.
In a big storm, city sewers fill up and water can push back up your lateral and out the floor drain. A backwater valve snaps shut and blocks it. We camera your sewer line first, because many Etobicoke laterals are old clay or cast iron and tree roots love them. Then we install the valve with the permit.
A pump that fails during a storm is worse than no pump. You were counting on it. We replace worn pumps, add battery backup for power outages, and install high-water alarms so you hear about trouble before you see it.
Most flooded window wells have a clogged drain, or one that was never tied into the weeping tile. We dig out the well, run a proper drain down to the footing, and backfill with clear stone so water drains straight down.
That white crust is efflorescence. It means moisture is moving through your concrete. The smell is mould. Paint won't fix either one. We stop the moisture at the source, and the air in your basement freshens up on its own.
In most homes, yes. The City is building bigger sewers in several Etobicoke neighbourhoods under its Basement Flooding Protection Program. Bigger street sewers lower the risk. They can’t stop water from coming back up your own pipe in a severe storm. A backwater valve can.
| Project area | Timing |
|---|---|
| Eringate (Martin Grove and Wellesworth) | Finishing winter 2026 |
| The Westway and Kipling | Running to spring 2027 |
| Chapman Valley | Started April 2026 |

If your street is on this list, book a valve and sump check before the next storm season.
As a local waterproofing company in Etobicoke, we handle every kind of waterproofing your home might need: interior basement waterproofing, exterior basement waterproofing, crack repair, sump pumps and backwater valves. Searching for basement waterproofing near me from Mimico, Islington or Rexdale? That’s us, and we come to you.
The right choice depends on where water gets in, how deep your basement is and how much room there is to dig. We’ll show you which one fits after a free inspection.
Interior waterproofing, also called internal basement waterproofing, stops water from inside the house. We open a channel around the floor’s edge, lay new weeping tile in clear stone, fix a DELTA-MS membrane to the walls and drain it all to a sump pit. It’s our go-to for Mimico and New Toronto homes with 2 to 3 foot side yards, and for finished landscaping you don’t want dug up. Expect $100 to $240 per linear foot.
Exterior waterproofing keeps water off the wall in the first place. We excavate to the footing, clean and repair the wall, apply a waterproof membrane, lay new weeping tile and restore your yard. It suits 1950s Rexdale bungalows where the original clay weeping tile has collapsed. Expect $150 to $400 per linear foot.
From your first call to the warranty in your hand. Clear steps, a written price and no surprises along the way.
We check walls, floor, drains and grading with moisture meters and, when needed, a sewer camera.
What we'll do, why, and what it costs. No surprises later.
We pull the City permit and book Ontario One Call before we dig.
Most jobs take 1 to 3 days.
We water-test the repair and camera the drains again.
Your yard is restored and your warranty certificate is in your hand.

On July 8, 2013, close to 140 mm of rain fell on Toronto’s west end. The Etobicoke-York district logged 3,105 of the city’s 4,759 basement flooding complaints.
Heavy clay drains slowly. After a storm or a spring thaw it stays soaked and presses water against your walls. That push is called hydrostatic pressure.
The Humber River, Mimico Creek and Etobicoke Creek all cut through the area. Homes near the valleys deal with higher groundwater.
Many Rexdale bungalows date from the 1950s, and parts of Mimico go back to the 1910s. Original clay weeping tile clogs or collapses after 60 to 100 years underground.

Over 20 years we’ve waterproofed more than 300,000 linear feet of foundation walls and installed about 700,000 feet of membrane and weeping tile. Our office is at 1307 Kamato Rd., Mississauga, ON L4W 2M2. Hours: Monday to Friday 8 a.m. to 9 p.m., Saturday and Sunday 9 a.m. to 2 p.m., with emergency response by phone for active flooding and sewer backups.
In most cases, yes. New street sewers reduce backups but can’t stop water from flowing back up your private lateral in a severe storm. A valve can, and Toronto’s subsidy helps pay for it.
Often, yes. We hand dig and shore tight spaces. When outside access isn’t possible, interior waterproofing keeps the basement just as dry without touching your neighbour’s side.
We’re based in Mississauga, right next door. Active leaks and sewer backups get priority, and most inspections are booked within a few days.
It depends on the leak, the wall and access. Exterior stops water before it reaches the wall. Interior handles groundwater under the slab and works on tight lots. We’ll show you which fits after the inspection.
Interior work runs $100 to $240 per linear foot and exterior $150 to $400. A single crack starts around $1,800. Your free inspection gives you an exact written price.
Yes. We pull the permit, book the City inspection and give you the itemized, paid-in-full invoice the City needs.
Yes. Our 25-year warranty moves to the next owner, which buyers like to see.
No. We tarp work areas, protect landscaping and restore your yard before we leave.
A backwater valve needs a City of Toronto building permit, and we pull it for you. Most waterproofing and crack repairs don’t need one, but we confirm for your job before work starts.
Usually, yes. Many older Toronto homes have little or no working weeping tile, and some still drain into the sanitary sewer. Fixing that protects the house, your belongings and your resale value.
